Arrival & Check-In
Magnolia Portside overlooks Waites Wharf and is located just steps from Thames St, one block from O’Brien’s Pub. The home sits on a quiet residential street where Bowen’s Wharf and the Cliff Walk are within reach. Look for the yellow door inviting you into Magnolia Portside.
Check-In is 3:00 PM
Entry Instructions
- To open, punch in code and turn bolt clockwise
- To lock from outside, punch in code and turn bolt counterclockwise (may have to pull door back a bit)
- To lock from inside, turn bolt
Unit 2: The entry door is around the east side of the building toward the backyard. Enter code: 0322
Parking Information
Parking Passes
- Two parking passes – each are located in the kitchen
- Parking is one block from Magnolia Portside. Drive to the end of West Extension St and take a left on the dirt road. Take the next right onto Waites Wharf. You may park in the lot on the left or right.
- PRO TIP: Pull up beside the home, retrieve the parking passes, then continue toward the water to the two Waites Wharf lots.
- Display the parking passes on the windshields.
- The lots also allow for public parking at their posted rates if you have more than one car. Typically $20-30/day
- THE PARKING PASSES MUST BE RETURNED TO THE KITCHEN BY 10 AM ON THE DAY OF YOUR CHECK OUT. A $200 FEE WILL BE CHARGED IF THE PASS IS LOST OR NOT RETURNED AT CHECK OUT
- Street Parking
- Street parking is limited but free; no resident sticker required
- Thames St has some free parking but time limits may apply
- Do not park in the private lot next to the home as your vehicle may be towed
Checkout Instructions
- Take trash to outdoor bins
- Start the dishwasher (if used)
- Leave all used linens and towels in a pile on the floor
- Check that you have all belongings
- Turn off the lights
- Lock the door behind you
Within the Home
- Smart TV with streaming access (use your own logins)
- Pack n play (available upon request)

- Beach chairs and towels
- Two private decks
Kitchen
Fully equipped with:
- Full-size refrigerator, oven, stove, dishwasher
- Microwave, toaster, coffee maker, blender
- Cookware, plates, glassware, utensils
- Starter supplies (paper towels, dish soap, trash bags)
Bedrooms
- Clean 1000 thread count linens
- Extra blankets are in the closet
- Ample storage for luggage and clothing
- One Bedroom with queen size Saatva bed
- Additional pull out sofa queen bed in the living room
Unit 2:
- Three Bedrooms with queen size Saatva beds
Bathroom
- Fresh towels
- Starter toiletries (body wash, shampoo, conditioner)
- Makeup removal facial wash cloths
- Hair dryer and steamer
Heating & Cooling
- Thermostat to adjust the temperature
- Please avoid setting the AC below 68° to prevent freezing
Trash & Recycling
- Bins are located outside of the house
Laundry
- Personal laundry is available inside the first floor living room closet and second floor bedroom closet
Friendly Reminders
- Quiet hours: 10 PM–7 AM
- No pets
- No smoking inside the home
- No parties or events
- Respect neighbors and shared spaces
Magnolia Portside is walkable to nearly everything Newport. Stroll downtown, take the trolley, or grab an Uber when your feet need a break because Newport is packed with things to explore.
